First be prepared. It’s important to have your pre-approval ready when looking at homes. When you find a home that you want to put an offer on, you don’t want to chance losing the home due to waiting to get pre-approved to buy it. In todays market, the homes are selling fast and at or above asking price. Sellers are getting multiple offers on their homes. It’s important to put your best offer in as you may not have another chance. When sellers are getting multiple offers, they will not necessarily negotiate all the offers. They may choose to negotiate with a few or they may simply choose the best offer.
Considerwhat you are asking the seller to pay for. Each item you ask the seller to pay for is taking from what they receive at the closing. The less you ask for, the stronger your offer is. Depends on purchase price as well. The gist of it is the seller is looking at their bottom line. They may need a certain amount for their next house. Whatever their motivation is, they will look for the best offer.
With homes selling quickly, you need to be on top of your game. You need to know when new homes come on the market as soon as they do, or they may sell before you get a chance to see them. You will need to decide quickly if you want to make an offer. In todays market there isn’t time to sleep on it as it may be too late.
