How to make your property stand out when selling! That is a question I ask myself every day as our market evolves. Having your property take notice is as important to me as it is you. Selling local real estate for the last 23 years I have seen many marketing ideas's that have worked and some that have not, but one thing is for sure Nothing Stays The Same!! Nor is the marketing of your property.
First off people don't buy a listing, they buy a lifestyle. It is important to attract the right audience for your property. Target Marketing.
Start with a strong description. Give the buyer an image with words.
Be specific as to inform viewers of as many amenities as possible.
Tell a story about the home and ask the homeowner what made them "fall in love" with their home. What attracted them very well may attract the buyer.
Market the property with a descriptive blog.
Leverage the property with social media.

Above all make sure your property has amazing photos ... the more the better. Check out some photos of my sold listings. They are attractive. They offer the best lighting and angle. You can tell you are showcasing the home or the room and not the "bed or couch".
