Selling a home has become as easy as it has become competitive. As technology availability and consumption increases, modern buyers are able to glance at vast open home catalogs in mere seconds. This gives you a very short window of opportunity to make that critical ‘first impression’.
Since 95% of home buyers search online these days for their next home, your listing photos are vital to attracting more buyers and selling your home faster (and for more money)!
If you (or your Realtor) take the cheap route and just snap a few pictures with your regular digital camera or smartphone, you may turn off 50% of buyers who see your photos online and they’ll simply click on to the next listing on whatever real estate website they’re searching on.
But if you have professional, awesome looking photos of your home, you’ll catch the attention and interest of more home buyers and they’ll continue to read about your home’s details and hopefully request a tour of your home.
Here are three critical reasons why you can’t skip getting professional listing photos when selling your home…
Reason #1 – Home Buyers Look At Pictures First
Home buyer surveys have shown that listing photos are the #1 thing that they look at when searching home for sale online. The price, listing details, exact location, etc. is all secondary to the listing photos.
It makes sense.
Home buyers are doing what we all do and are “judging a book by its cover”. If they like your listing photos, they’ll take time to “look inside the book” and view your property’s details and hopefully schedule a tour.
But it all starts with whether or not your photos are appealing enough. If not, they’ll pass right by you and you’ll miss out on a potential buyer for your home.
Reason #2 – You’ll Get More Offers
If more buyers are interested in your home when they see it online, it’s only logical that you’re going to get more showings and buyers wanting to tour your home. More buyers touring your home means more potential offers and a possible bidding war, which is exactly what you dream of as a home seller.
If you can generate enough interest, which starts with your listing photos, you’ll increase your chances of getting multiple offers. If you can get enough buyers interested at the same time, you can get them to compete with one another to bid up the price they’ll offer you.
Of course, there’s no guarantee this will happen but the point is that you increase your chances of it occurring by getting those professional, elegant listing photos taken and posted online. Don’t let your camera cost you another $5000 ~ $10,000 in a higher selling price.
Reason #3 – Your Home Will Sell Faster
If you have fantastic looking listing photos that attract more home buyer’s attention when they’re searching online, you’ll get more buyers touring your home. If more buyers tour your home, more buyers will make offers. If more buyers make offers, you’ll sell your home faster and for more money.
Makes sense, right?
Obviously, you need to have everything else in order too like a realistic listing price and a Realtor who can negotiate like Donald Trump. Assuming you do have everything else in order, it’s almost impossible to not sell your home quicker and get more money.
Too many sellers (and even Realtors) focus on the wrong things in the wrong order when trying to sell a home. You need to think about your target market; the home buyers who will buy your home.
When you understand how they act and how they search for homes, you can focus your efforts in the right way to attract more of them rather than thinking that painting your living room a light beige will sell your home faster.
So please, don’t go cheap on your listing photos!
